Next TT Stop : Shah Alam anyone?

Cerita Lelong

Rabu lepas patutnya aku temankan Hanif untuk lelongan di NCM pukul 11.00 pagi, tapi bila aku keluar dari kawasan Puchong Perdana ada masalah, kena tahan polis, sebab tak pakai seat belt.. hehehe.. polis nak ic n lesen, rupanya tertinggal la pulak. Patah balik ambik wallet.. tapi aku sampai NCM pun dah pukul 11.05 minit. Dah selesai lelongan pun. Lelongan sessi pagi tak banyak unit yang di lelong walaupun dilakukan bersama oleh NCM dan Federal Auc. Hanif menang pada harga 58k untuk satu unit di Sg Buloh, dari harga reserve 49.7k. Sebelum ni, harga2 lelong di Sg Buloh ni dalam range 30k sahaja. Semenjak dua menjak peningkatan dalam pembelian hartanah lelong, harga pun tak boleh dapat macam dulu. Aku ingat lagi Hanif pernah beli unit di Sg Buloh tersebut pada harga lingkungan 30k masa tahun 2008 kalau tak silap aku. Masa tu cerita kat blog Pie.

Rabu minggu lepas, ada banyak lelongan di adakan pada waktu yang sama. Terdapat hartanah yang hot di lelong di NCM, Jln Riong, Leong Auc dan juga di Rawang. Bri ke NCM untuk bida 3 unit hartanah dan aku ke Rawang untuk bida satu unit apt di Sri Kembangan. Apt di Sri Kembangan, setiap kali lelongan mesti aku akan cuba untuk Bro Azhar. Entah berapa kali, akupun dah tak ingat. Sebelum2 ini, kita masih lagi target below 100k untuk mencuba nasib, dengan chances 50-50 tapi untuk lelongan kali ini, budget dah up lebih 100k. Berani masuk lebih 100k pun sebab kita dah tau market price dah naik. Disebabkan lelongan di buat di Rawang, awal juga aku gerak ke sana. Sesampai di sana, tak berapa ramai yang hadir. Sehingga pukul 2.45 petang, aku seorang sahaja registered bidder untuk unit di Sri Kembangan ini. Tiba2 ada pulak mamat tepuk belakang aku, tanya aku masuk Sri Kembangan ke.. sembang punya sembang, dia setuju tarik diri. Jadi, bila pelelong umumkan unit lelongan ini, aku angkat sekali dan menang pada harga 92k. Berjaya juga Azhar dapat satu unit di sini setelah sekian lama mengidam.

Esoknya terus aku buka unit. Walaupun unit kosong dan tak pernah diduduki, tapi ada juga sampah sikit2. Bukan perkara besar. Yang menjadi masalah, mungkin nak masukkan air nanti. Outstanding maintenance, walaupun bank cover, tapi cecah 9k juga. InsyaAllah kalau dah boleh sambungkan air, kerja2 repair dah boleh dimulakan.

Cerita Jamuan Hari Raya dan TT

Terima kasih kepada semua yang sudi datang. Yang tak dapat datang, kami faham, sekarang ni musim open house, jalan pun jam. Aku dan Bri lepak office pun sampai ke malam. Ramai yang tunggu JuruUkur, tapi JuruUkur datang lewat petang. Rugi korang tak tunggu JuruUkur.. cerita best punya. Aku yang mula2 nak let go a few hartanah aku pun, kena pikir balik.. hahahhha.. Penat juga anjurkan open house berdua dengan Bri. Nasib baik wife Bri ada tolong. Wife aku dah start kerja, tak dapat datang. Selesai open house lebih kurang pukul 8.30 malam, kemas2 sikit.. pukul 9.30 gerak ke Line Clear pula sesi TT. Yang tak turun open house, turun sessi TT pula. Ramai juga yang datang walaupun hari hujan. Azhar datang juga, nak serah kunci rumah baru.. heheh.. lepak2 sampai pukul 3 pagi, kemudian sambung TT di office semula dengan Wadi, Azhar dan Adif. Last2 TT sampai pukul 5 pagi. Hahahahah.. gila lama.. Topik macam biasa.. cerita pasal pelaburan hartanah, kerenah penyewa, proses pembelian rumah, masalah2 tuan rumah, area2 hot setempat, projek2 baru dan lain2 lagi.. next stop TT bergerak lepas ni di mana? Aku rasa macam nak ke Shah Alam, lepak bersama geng2 Shah Alam. Jumpa time lelong tak boleh lama2. Masing2 ada kerja. Itupun kalau turun lelong. Kalau kami yang wakilkan, lagi jumpa sekejap. Macam mana? Lepak Shah Alam ok? Kalau buat TT 16 Oct ok tak? Siang nya ada banyak lelongan menarik. Malam boleh buka cerita.

No more in Satu Solution

Well, what Pie said is true. He’s not in Satu Solution or One Solution anymore. First when we started in 2009, Bri approached me to set up a servicing company to cater the auction market. Syamoi was there when I had the discussion with Bri, only Syamoi didn’t join us due to Sifu Goyang reason. I agree with Bri’s idea to set up the servicing company since we’re kinda pioneer in this field. Only at that time, Pie already did the same thing under PMC, he’s own company. Since we’re friends and since we’re heading towards the same directions, I told Bri why not we ask Pie to join us. Then the 3 of us having the discussion to set up the service. Pie agree to join forces with us. First I try to do it as a part time job, but we had a lot of jobs that the 3 of us couldn’t really handle all of it. I quit OCBC and started to commit in this auction field. Even after I quit my job, I still couldn’t handle all of it alone. Weekdays, I utilize my time to do survey, bidding, meeting lawyers, bankers, arranging clients to sign for Letter Offer and Loan Agreement. I started to make friends with bankers and lawyers. Get to know who’s doing good job and retain them as our networks. Get to know new networks from valuers and auctioneers. Most of the time me and Bri doing it all the way. But I never complain, without Pie joining us. Never. And I will never complain about it even after today. We’re friends. To me, friends should give and take. I guess I was wrong. Weekends, after auctions, the 3 of us would settle the job to make the units won from auctions, presentable and livable. We repairs , clean and settle the wiring job. It’s tiring but fun. We’re servicing company, and at that time we don’t have any running cost operation. But then Pie wanted us to open a private limited company so that we can make loans, apply funds from govt and so on. At first, Bri oppose and shot down the ideas. But when to think of it, I think Pie’s vision was right, nothing’s wrong with it, so we go on and make ourselves a Sdn Bhd company under the name of One Solution Corporate Services Sdn Bhd. After setting up the Sdn Bhd, we took an office as our operation centre. With all the money we had, we set up the office. We bought things, we installed landlines and so on. Now there’s running cost operation that we had to bear. With the auction market getting really competitive, not every week is a winning week. It goes up and down like the spinning wheels.. at time we had a big winning case, at times we had nothing to celebrate. But that’s not a problem. The market is still at large. We still have loyal friends and clients that still looking for auctions unit to buy, along with new potential buyers. It’s a matter of time. I’m not complaining. There’s always a light at the end of a tunnel. To me, it’s about friendship and trust. We give and take, and we help each other. A friend should tell a friend when there’s anything wrong with oneself. We don’t leave friends to settle all the shit alone. Now that we’re in shit, you just wanna walk away and publish to public on what you said is our wrongdoing? It’s still the best way to tell us what you think what we’re doing is not right. Now that the damage has been done, we too hear another side of stories. But.. It’s wrong for me to talk bad about others. Given enough time, I believe matters should be settled. Aaahh.. not a big problem. I believe my partnership with Bri will work along the way. So to friends and foes.. Nothing to worry. There’s always a solution to every problem. And with your properties matters, One Solution will be there for you. It’s Faris and Macha Bri all the way now.

apa yang aku komenn adalah utkk kebaikan bersama ... masing masing lebih tau cam mana urusann company di jalan kan ..
tak kira darii satu solution atau pun company sendiri berhad.....benda tu transparent to customers.....
seperti yg aku highlight sebelum ini.. tiada perbincangan berkenaann dengan cash flow company... duit keluar masukk ..profit and loss.... montlhy or quarterly ...tidak pernah present sehingga lah aku keluarr ...
market properties auction luass ... mmg boleh pergi lebih jauhh .... nak pegii lebih jauhh ...kenaa aware bab bab di atas ...
